The Law, Residential or Commercial:

  • All Property, Sale or Rental, requires EPC & is valid for 10 years.
  • Proof of order before Marketing.
  • You have 28 days after order to display.

How Assessed

The following is an outline of what a Domestic Property is assessed on which can take 30 mins to 1 hour approx:

  1. Property Type/Style and Age.

  2. Volume of space to be heated and Habitable Rooms.

  3. Construction, (Solid, Cavity, Stone, System, NonConventional).

  4. Insulation to: Walls, Windows, Lofts)

  5. Heating: Fuel, Boiler Type & Efficiency & Control, Control Water Heating: Type, Insulation, Stat Control.

  6. Lighting & Secondary Heating.

  7. Floors and Conservatory.

Commercial EPC. This is a more detailed assessment and can take much longer depending on size and heating systems. It and is based on a different qualification.

New Homes EPC. Similar to Domestic but again a different qualification is required. No site visit is needed but certain documentation will need to be emailed / posted, to the assessor.
