Each of the above where applicable is given a calculated or Opinion value and totalled up plus Wild Card if required.

All Appraisals are informal, regardless from where it is obtained. An Appraisal in effect just gives an Opinion on a Marketing/Asking Price. A formal valuation will normally have to be paid for, should only be given by a Formally Qualified Valuer/Surveyor such as RICS and because Loans or Legal requirements will be based upon a Formal valuation, it will normally be lower than an “Asking Price”
As all informal appraisals are generally opinion then most will not agree exactly but should be within say 5% of each other and hopefully no more that 10% difference, if so, someone is wrong. Don’t forget your Opinion, it counts, but beware of thinking…..”I need to sell for…..”
