Chain Checking

As a private seller it is your responsibility (as an Agent would do), to check if a chain is in tact from top to bottom before accepting an Offer. You need to go the Sellers Agent who is responsible for Selling one place below you and one place above you, where any Sales Chain is in place.

They are duty bound to give you details of that Sale position such as:

  1. Has an Offer been accepted and is it subject to mortgage or cash?

  2. Is the Chain complete below or above? (Depending on who in the chain you are in contact with)

  3. Has Solicitors been Instructed?

  4. Has a Survey taken place?

  5. Has a Mortgage Offer been made?

  6. When is exchange due?

You as a Private Seller will also need to monitor these points also and be prepared to give information to Agents Above and Below you in the chain. Information may be unknown in somecases.

This Chain Check should be done:

  • Before accepting an Offer
  • At least Fortnightly thereafter.
